35% RETURN ON INVESTMENT
At Titan we invite serious investors that are looking for secure investment with high rates of returns. Turn around time is generally ranges from 1 year to 16 months depending on the size of the project. We welcome all sizes of investments we have packages from $ 30K to $ 200 K. The returns we offer are typically around 35% of you investment.

 

SECURE INVESTMENT
Real-estate development is one of the most secure investments one can make. Increase in population and demand for inner city urban housing with a short commute to downtown makes our construction in the charm of the older neighborhoods and proximity to downtown, Texas Medical Center, Hermann Park and the Museum District very desirable. The projects are divided in several phases with allocated draw amounts for each phase. Bank and city inspectors monitor every step of the project and release fund based on satisfactory completion of the previous phase. Worst case scenario, at any time during the entire project the development can be liquidated to salvage investor principle.

All have previous experience with multiple inner-city single family and multifamily developments.

DEVELOPMENTS
Titan Homes will partner with the investors to develop 2 to 8 properties per lot in the Houston Inner City area.  At Titan we deliver a robust product with designer accents, fixtures, and features with solid quality, elegant detail and lasting value.  The products we specialize in range from Victorian Style single family homes to multi family Mediterranean and contemporary style homes.

We have extensive project management experience and use cutting edge management tools for monitoring and reporting project cost and time lines.

 
 

STATUS UPDATES
Titan will maintain weekly online updates on each project, Status will show latest draws, project schedule, percentage completed, constructions draws made along with cash flow statements and pictures of latest developments on the project. 

 
 

PROJECT MANAGEMENT
Titan works hard to maximize resources we have the right team for financing, development, design, construction and management and marketing of our homes. From groundbreaking to completion, we work at a vigorous regimented pace monitoring a preset time bound schedule. We will maintain clear lines of communications, diligently report weekly on schedule status. Titan is responsible for the planning, execution, project management, permits, financial management, progress monitoring, city ordinance compliance and sale coordination. The investor is responsible for all capital requirements and loan facilitation and approval of individual draws. 

 
 

TRANSACTION  SECURITY
All draws will be authorized (signatures) from the investor these typically range from 7-15 per project. After each phase is completed a city inspection is done followed by bank inspection before the release of funds for the next phase. When this is done then the next allocated draw is made for the next phase. The draw is only made after three signatories authorize the draw, the builder the developer and the investor.
